The hotel was very nice. The room was excellent. The breakfast area was very good with a lot of selection. Parking was right outside and they have an access ramp as well as steps to enter. The Receptionist was nice but really pushed his political views on us and made us a little uncomfortable.

The hotel was easy to find, and we were greeted immediately upon entering. It is a beautiful space. We also appreciate that there was not an upcharge for parking, and that there were EV stations. We had two "issues." The first is that in the photo of the room we booked, there was a table, a desk and a chair. We had planned to play cards, so we specifically were looking for a room with a desk / table top height table. The room we got only had a coffee table. We made it work, but it was different than what we wanted or expected. Additionally, our room (#4) was right next to the common room where everyone eats. There is no sound proofing - so when people turn up the tv in that area, you hear it. When people come down for breakfast with kids at 7am, you hear their conversations and their children. When people go in and out to the back deck, you hear the door opening and closing. If you are a light sleeper (like I am) then this is a major negative. Overall, I'd say here again, but definitely not in that particular room.

Pros: Overall, it was a solid stay. Nothing was bad. The room was clean and comfortable. The location is good: you can walk to downtown via Broadway, and the walk is actually enjoyable because it passes local, non-touristy coffee shops, bakeries, and restaurants. It’s not right next to downtown, but it’s an easy walk. Cons: - Breakfast was a disappointment. I knew it was continental, but I was hoping for at least one vegetarian option (for example, a pre-made egg and cheese sandwich). All of the breakfast sandwiches had meat in them, so I couldn’t eat any of them. -Sound insulation is weak (well, it is an old house). If you are sensitive to noise, be aware that you can hear a lot from nearby rooms and the floor above. The footsteps upstairs genuinely sounded like an earthquake. (It scared me the first time it happened.) After a certain time, I got used to it, but if you’re a light sleeper, it’s worth knowing.

We stayed at the Carriage House Inn in Newport and felt like we got a great deal....likely because we booked the day before. We arrived on a Friday night around 9pm and were greeted by a very kind staff member at the door, which set a nice tone right away. The room was absolutely worth the price. This is a historic house, and you can feel that charm throughout... it’s one of the older homes in Newport, but in a good way. Our room was simple and comfortable with a king bed, private bathroom, microwave, mini fridge, and a TV that worked perfectly. Everything we needed for a one-night stay. The location was ideal and made it easy to walk or quickly get where we wanted to go. Staff was friendly and helpful during our stay. We didn’t try breakfast because we had plans to line up early elsewhere for cinnamon rolls, but this spot was perfect for waking up, heading out, and starting the day. If you’re looking for a well-priced, well-located place with historic character, this was a solid choice.
