"My wife and I enjoyed two nights at 312 Piazza San Marco. Our hotel room was very clean and comfortable. The location is fantastic and very close to all main attractions. Asela was very hospitable and welcoming. He arranged quick transportation on several occasions and a tour of a Murano glass factory. We would highly recommend this hotel!"

"Access to the property is a little bit unusual in that you need to check in at a hotel first and then move over to the actual apartment, but instructions were very clear and easy to follow and the staff at the hotel were very welcoming and helpful. Apartment is exactly as described, very clean and quiet, and in an area of Venice very easily walkable to the major tourist areas while still being very calm and quiet. Exactly what we needed!"

"Fantastic place to stay in Venice. There is no breakfast availability here but that was not a problem as there were loads of options in the surrounding area. St Marks square is less than a 10 minute walk away so it’s close enough to the lively centre but far away enough that you don’t have the street noise. The rooms are beautifully decorated and the bed is comfortable. The views from the room are stunning and include views of the canals. If we were to ever come back we would definitely stay...

"We loved our room incredible view of the statue. At first I wanted to have a view of the river but then I saw the statue and completely changed my mind! We got off the public boat transportation and stopped at the Giglio stop and walked about 100 ft and the hotel was right there! So easy and saved us a lot not getting a private taxi. Front desk attendant, Tony was wonderful so many great recommendations! We loved our stay super convenient to everything and breakfast was great!"

"Quiet island just across Venice. Close to a sandy beach and easy access to Venice and other islands. Rooftop bar was a good perk, we had aperitivo before going out to supper in Lido. We stayed in October and it was quieter than Venice but I can see that place booming in the summer months. "

Room was clean, no traffic sound and walls were muffled enough to hardly notice a full family (including kids) staying next door. Step out and you are on the Lagoon. Owing to the direction the property is facing direct observation of the sun-sets can be seen immediately from the door-step of the entrance. "This property is one block off Piazza San Marco in the heart of Venice. All the major sites are minutes away. Shops and restaurants abound. Venice is at your doorstep. We got into town early in the day and stopped by the property to drop off our small bags so we wouldn’t have to carry them around all day. Our hosts were very accommodating. "This was a perfect location right on the canal with a supermarket and a café right out the front door however, this is not a staffed hotel. It is a beautiful corner of Villa with four other rooms with a magical sculpture lobby with the water lapping into the foyer it’s kind of mysterious, but cool in a magical Venice way and two minutes to Saint Marks and the magic of secret Venice. "This was the absolute perfect place to stay and the staff was amazing! It's a little confusing at first because the rooms are separate from the hotel office, but once we got the hang of it, it was an incredibly easy, central location close to everything.
